The HIP way to sell

 

Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack bringing together information at the start of the buying and selling process - such as a sale statement, local search and evidence of title.  The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.

Chenery Maher and our sister company, Purple Willow are committed to delivering comprehensive reports.  Trading Standards officers are becoming increasingly aware that some HIPs providers are cutting corners. We urge both sellers and buyers to be wary of companies offering cheap HIPs where shortcuts may have been made, for example in providing ‘Register Views’ as evidence of title instead of the actual official copy of the individual register and title plan which are encrypted documents that the Land Registry will stand by.  Although the information ‘Register Views’ contain is similar, they do not have the same legal status.

Similarly, the status of the local search (personal or official) should be carefully explored.  These sorts of problems can cause delay, additional expense and upset to buyers and sellers alike.
