What are HIPs?
The term HIPs refers to Home Information Packs.
Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. This brings together valuable information at the start of the buying and selling process - such as a sale statement, local searches and evidence of title - which can save everyone money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.
HIPs provide key information needed by both buyers and sellers, making transactions more efficient and less likely to fall apart between offer and exchange. HIP documents give consumers a clear, up front picture of what they are buying and selling.

We urge both vendors and buyers to be wary of instances of companies offering cheap HIPs where shortcuts have been made, for example in providing ‘Register Views’ as evidence of title instead of the actual official copy of the individual register and title plan which are encrypted documents that the Land Registry will stand by. Although the information ‘Register Views’ contain is similar, they do not have the same legal status.
