What is Conveyancing
 

Conveyancing is the act of transferring property title from one person to another.  The cost of conveyancing covers our time and expertise to undertake this legal process for you. This includes preparing or approving the draft contract and collecting and preparing property information in line with the Law Society's National Protocol for domestic conveyancing.

A buyer must ensure that the person selling the house actually has the right to sell it and that there is no factor which would impede a mortgage or re-sale, so the system of conveyancing is designed to ensure that the buyer secures title to the land together with all the rights that run with the land, and is notified of any restrictions in advance of purchase.

A typical conveyancing transaction, whether a sale or purchase, is marked by two major stages; ‘exchange of contracts’ and ‘completion’. It takes on average 10-12 weeks to complete a conveyancing transaction.  Some transactions are quicker, others longer depending on their complexity.  We strive to make the process as quick and painless as possible for you whilst ensuring attention to detail, keeping you regularly informed and offering considered advice.
